Estimator
- Preparation of initial budget and schedule, procurement of new work.
The estimator will have thoroughly reviewed the project requirements and
will prepare a realistic plan and budget. All design questions raised
during the estimating process will be communicated to the owner or architect
in an attempt to clarify the scope of work to be bid. In addition, to
preparing detailed takeoffs and specific pricing of self-performed work
items, the estimator will review the scope and ability of each subcontractor
to ensure contract compliance and a smooth running project.
Project Manager - Ultimately responsible
for entire project.
The project manager will handle all affairs once our firm engages into
a contract. The project manager will schedule the project, monitor the
progress of the work, attend meetings as required, assign tasks to others,
make binding decisions on behalf of the company through completion of
the project including the warranty period.
Superintendent - Responsible for the
physical construction of the work.
The superintendent is responsible for construction from the point of breaking
ground to completing the last warranty item. His or her primary task will
be to coordinate the work and other trades in accordance with the schedule
as set forth by Janssen Builders Inc. The superintendent is also accountable
to third party inspection and industry standard quality and conformance.
